Changing Your Design Mid-Project: Reasons To Avoid This If Possible

Here at BDS Architecture we do our best to advise clients against changing their extension design half-way through the project. But it does happen. Sometimes it really is unavoidable, especially when it’s down to a sudden and unforeseen change in financial circumstances.

On other occasions it could be caused by altering family circumstances, such as an elderly parent moving in and the planned open-plan area you had dreamed about being turned into an en-suite guest room instead.

At other times it could simply be because you were reluctant to make decisions at the outset and simply went along with everyone else’s plans. It’s only when you see the renovation taking shape that you feel compelled to speak up.

Regardless of the reason – whether it can be helped or not – changing plans mid-way through your renovation design is obviously stressful. Suddenly everyone is at a bit of a loss as to what’s happening, and whether or not the build will even still go ahead. It means too that you – and your architect – will have a lot of explaining and reassuring to do with everyone who has a stake in the project, from builders to plumbers, electricians and the interior designer (if you have one).

Altering Plans Adds Thousands To The Cost Of Architectural Design

Regardless of the reason though, it can prove extremely expensive to change your mind mid-way through the building of your extension – to the extent it will easily add on thousands of pounds to the final bill. 

Re-applying For Planning Permission Sets Back The Design Timescale

This isn’t just because it will require additional consultation and detailed design work, but also because it could render your existing planning permissions null and void. This means that you could end up having to go through the whole planning process again which, as well as proving costly, will also set the completion of your extension back a number of months.

Hassle Of Finding New Contractors To Fit In With Your Time Frames

And talking of time scales, there is no guarantee that you will be able to book the same builders and contractors next time round as they may already be committed to another project during those months you have hastily rescheduled for. This means spending time researching and hiring other contractors. If you do this in a rush you may end up with the type of builder or plumber that you would usually avoid like the plague or whose work simply isn’t up to scratch.
